  • We cannot really ask our neighbours as they are in there late eighties, and it was someone else that told us they sold out there bugalow for a cash sum about thirty years ago. So they don't even know that we know that, and they are very ill in health.
  • If you're happy with the price he has offered (as you have accepted) and have found somewhere else to buy as long as he proceeds with the sale his motives aren't really important unless you want a slice of any profits he may make? The only way to deal with that is by an uplift clause but that won't be popular with your potential buyer.

    If he's not having a survey then he must have cash.

    I would ask your agent to get his solicitors details and let him make the first move legally before you start to incur any costs to check he is genuine.
  • You're in danger of finding conspiracy theories that aren't there. It looks pretty clear to me. The guy is a developer who is trying to get planning matters sorted out before he commits. This is good news for you- he can't make you do anything but you now have alot of extra leverage over him.

    Remember, you are in control, don't be pushed around. He needs you more than you need him.

  • Can't you find out who owns next door by paying a small fee to the land registry? You could see if it is the buyer or not.
    I have a lot of problems with my neighbours, they hammer and bang on the walls sometimes until 2 or 3 in the morning - some nights I can hardly hear myself drilling ;)

    It is worth looking to see if it registered (free), depends on what part of the country as to whether it is, 30 years ago,? compulsory registration nationally much more recent than that.

    I would also consider speaking to the planning dept and ask what their view is on any development in principle. Especially if the purchaser can only obtain one plot. You may hold the key to any development next door.

    Cannot see why the EA cannot continue to market the property, another buyer may come along who is ready to proceed without having get all sorts of conditions sorted out.

    OP You are the one instructing and paying the EA-you need to be talking to them and telling them that as this guy is faffing you want them to continue to market it.
    Their reaction may tell you something -especially if they know he's a developer and want to keep a good business relationship with him either for future dealings or because they have had dealings with him in the past.
