Does using gumtree qualify as 'selling privately' ??

    It's public advertising, isn't it?

Alternatives to gumtree - eBay, facebook, other social networks

    Sarah Beeny's website

Or a cheap internet based estate agent which IMO is the most effective way of selling cheaply.

Advertising the property in any way would mean a HIP is required - even Gumtree.

Advertisng on gumtree won't get him much exposure to serious buyers.
If he wants to sell it without using an EA, then there are a lot of websites where he can do this. List of Sell Your Own House Websites

Also, note what was said above, that he will need the EPC/HIP before he starts marketing it (marketing = any form of advertising, including Gumtree).

Housesimple are good i used them, they do a 0.5% commission and get you on rightmove, i used them and they got me quite a few viewings, i think they are better than the housenetwork as they dont charge upfont.

Plus with the housenentwork now charge a renewal fee after so many weeks, if they dont sell your house and they curently have no commission only deals.

i also used these to advertise for renting and was well pleased for 50 pound they got me on right move for renting and they got me loads of viewers aswell.

  • you sometimes dont even have to pay to sell privately. I once listed a property i wanted to sell with a load of free listing websites and guess what, i received calls. I still have the search that i used in my favourites and i scoured about 10 pages to list the property in about 50 sites :) I simply did this: http://www.google.co.uk/search?hl=en&rlz=1T4GPTB_en-GBGB291GB291&q=sell+property+online+free&start=0&sa=N

Why do you want to sell privately? Serious buyesr would usually go through an agent to buy a property. Not sure how many serious buyers would try to go private?

I am sure serious buyers look at Rightmove. If they see a property they like I don't think a private sale would put them off!

As a house hunter at the moment, using rightmove, mouseprice and findaproperty I would have no issues with a sale which does not include a traditional (ie high street style) estate agent.
I do however have an issue with adverts for private house sales where the phone is not answered or the advert is out of date and no longer valid. And I dislike the mouseprice Property Flirts where people put a price on their house as a 'if you pay me this I might maybe possibly consider selling my house' with no pictures etc.
