Selling house and tenant

The lady next door to a house I rent out has expressed an interest In helping to buy It for her son. He has a flat to sell (just gone on the market) and he is hoping to port the mortgage, with his mom paying the £20k ish difference. My tenant, who has been nothing but trouble, is 4 months in to a 6 months contract. If this all goes ahead, we are aiming for completion about 2 weeks after the tenant leaves (with of course the required notice) The only thing bothering me is what if the tenant refuses to leave before the completion date?

Then you will need to evict T. This will take approximately 2 to 4 months (never really less than 3 and can be as long as 6) from the time the correctly served S21 notice ends.0

If you have been carrying out your repairs promptly and generally been a decent landlord, then there shouldn't be a problem. It's when landlords mess tenants about the tenant responds in kind.0

Get your section 21 notice in now - if you are willing to risk the sale not going through and being without tenant.

most lenders will not allow the sale to go through without Vacant Possession
As DVS says - issue a Section " Notice ASAP - join national landlords association to help you get this right - if you get it wrong, you could lose months and months during the legal process.... its not worth the risk. NLA fees are tax deductibe......0
