Damage caused by landlords contractors

  • I live in Scotland and rent from my local council. All items are my property and I signed no contract with the removal company or the contractors doing the modernisation. We were informed that the removal company would take away and store what we did not need to get by for approx. 2 weeks. This was to give the contractors more space to work. Due to a chest condition I was unable to stay in the house, due to high levels of dust and damp plaster. We told the council after the 1st night and we were moved to B and B at their expense for 4 nights. Conditions were not tolerable when I inspected the house first day we were due back and I informed the council of this. They described my home as liveable but refused to visit to discuss my concerns. I booked us into a hotel for 7 more nights which I payed for . We paid full rent at all times. We have been given the run around by the council who initially insisted we deal with the removal company and contractors .
    We also had the expense of eating out every night as obviously we had no cooking facilities.
    The work started on 2nd November , on that day the workers on site badly damaged my fridge which has been replaced , on Tuesday this week . 6 weeks later.
    We have had numerous meetings with the contractor , the removal company and 2 visits from a council officer but we have made no headway, we keep going over the same things and nothing gets done.
  • We rent an unfurnished flat from South Ayrshire Council. All carpets are our property. Over this coming weekend I must make a decision on a course of action. The money I saved for Christmas has been blown on costs related to this debacle. Friends who I brought to see our home during the period of the work could not beleive that we were expected to live in it .
    My wife quite simply has had enough, she dealt with most of the early arrangements and had to be home on her days off to let workers in to do snagging , even when she was off work ill for a week. I will not let this go however .
    Sadly some of the work is shockingly poor , I`m in this line of work so I know a bad job when I see one. My concern is for my losses, the council will pay for and inherit the bad workmanship.
    I read all replies , and certainly will not rule out legal action if that`s what it takes.
  • A registered letter will be sent to a head of department as I have just managed to get contact details for him. Initially we were dealing with a housing officer who was not interested in the slightest. I went to my rent office and asked to have the issue handled by someone higher up. She visited our home to see the damages and agreed with us and even apologised. The next week she returned with the contractor and removals man and offered little support to my wife who was present, as I was at work. Her attitude now appears to be , lets get this done and dusted, she is more concerned about the contractor getting our home off his hands than the reason she was brought in , to do something about the damage.
