New build house problems - advice pls

hi guys, can anyone help me...
we have just completed on thursday gone to our first home which happens to be a new build.
However, since the original minor snagging we did I noticed upon surface cleaning the house there are some other problems. Such as a major one with the double glazing windows.... they seem to have been burnt or something - like someone has worked with metal and the sparks or little metal bits have embedded themselves into the windows ! I originally thought it was just a bt of dirt but they do not come off and they leave indents in the winow.

Can anyone advice if I can make the developers make this good if they try to fob me off ?

    If you have an NHBC gurantee you should get 2 years snagging on it as far as I remember.... I have a new build place too and they came out to resolve a window issue 12 months in.

    Yes I think they should fix this. You don't pay to have marks on a window like that.

    I would recommend that you keep good notes of all communication that you make with the developers. Also take pictures for reference of any things you notice. This way if you have to complain, you've got a record of all communications. If you haven't already, then you should create a snagging list and hand this to them.

    You'll notice more things along the way but as long as you keep a note of everything, and then let them know, you'll be able to keep things in order.

    One thing I was not aware of until just now, was that there are snagging companies that can do this for you. Maybe some readers who have used them can comment on this.

    As lynzpower stated, you should have 2 years, as we have too. Hopefully the customer care for your builder is up to the job, can't say I have much faith in mine (BELLWAY) anymore as the concept of customer care doesn't exist much of time.

  • They ppl i bought the property off called me and said they are writing to the developers to resolve the situation, can't say i was impressed on how it was handled but i hope it gets the work done.

    Actually the NHBC is ten years 'insurance'.

    I bet they don't cover it though. I have NEVER had a policy that pays out...sometimes wish I didn't bother with insurance.. Would save me 100,s thousands.

    I think though that different things are covered for different periods of time. You might get 10 years cover for the builder bodging the foundations and the place sinking, but you only get a year or two for the less substantial problems. IMHO it's about as much use as a cat flap on a submarine. There was a guy on the radio who told how he registered to qualify as NHBC covered and basically it cost him about £450 and looked good on the selling blurb. Was he a national house builder? No he was going to do up 4 or 5 houses and sell them.
