Would you rent to tenants who have just started their own business?

    I'm sure that's sound advice, but

    a) what would constitue 'decent vetting criteria' in this situation? my existing criteria include 'can demonstrate ongoing ability to pay the rent'. I suppose that means they have failed!
    b) they haven't given me a sob story, they've just told me the facts of their situation as they are.

  • One of my tenancies (two employed gentlemen..) has finally managed to pay on-time for the first time in 6-months, notwithstanding letters, visits, letters from solicitor...

    a) 'Decent Vetting Criteria' is simply the same criteria that you usually abide by when checking out potential tenants.

    b) Then judge them on their situation alone and any rental history they have.

    The simple fact that you are posting here suggests you are not entirely happy with them as tenants though.

    In a normal situation I wouldn't be 100% happy with them, but I have an issue with timing at the moment in that if I don't get new tenants over the next 3 weeks (i.e., over xmas/new year, so not the best time), I will be showing the place with scaffolding all over it which is probably going to put people off. It's going to be up for 8 weeks, so I will potentially have the place empty for 3 months, which is a problem for insurance, regardless of the loss of money.

    I should point out that the work being done is totally unnecessary (council freeholder repairing completely unfaulty roof despite objections and independent surveyors reports saying it's fine - another strory), so it's not as though I'm conning some unsuspecting tenant into occupying a place with something wrong with it.
