Flat roofs

We have a flat roof in desperate need of attention.

It's 9 metre square, flat concrete roof, that is part of a utility room that below we are insulating and turning into a dining room.

We have had a quote for £450 for fibre glass, or someone else who recommends a new technique called Sealoflex, which is a cold applied liquid polyester.

What is going to last the longest? there seems to be so much choice.

  • Neither: LeFarge manufacture Liquid Rubber, it the best I have used on concrete, Do once and forget, quite expnsive but best. Fibreglass is not flexible and will crack and craze within 7-10 years. 2 x 1mm coats by roller or brush.

    we had ours done a few yrs ago. he used the old fashioned proper asphalt (melted in a boiler).
    cost us 250 quid.
    Get some gorm.
  • I have a friend who runs his own roofing business, and I had him round to do our flat roof a few years ago. Like Ormus said, my friend recommended the "old-fashioned" technique. He guaranteed in for 10 years, but said that he would expect it to actually last for 15 or 20 years. A lot cheaper than the alternatives as well.
  • Most builders I know have dropped hot melt as they can no longer get Public Liability Insurance for anything using flames, roof, houses in any order.

    I bought the materials for the 9 metre square flat roof, to be fibre glassed in the end for £300, and I paid someone £240 for labour, so in total it cost £540/ I have no idea how long it will last, no guarantees offered as it was a cheap quote.

    The only thing, is that it has been below zero in temperature over the past two days, and Im worried the roof wont set. He said he added more catalyst. So hoping this does the trick. Was also abit damp under the boards.

    Will let you know how long it lasts! 20 years would be nice, but 7 would be rather dissapointing.

    generally speaking you can be sure that flat roofs will need some attention every ten years or so.
    this is the price you pay for having a much cheaper roof to start with. (than a normal pitched roof).
    some peeps will be lucky and get more than ten yrs, but some will get less. there are too many variables to say which/why.
    Get some gorm.
