Management Company

There isnt a management company in the block of flats in which i live. can i apply to management companies for them to take it over?

  • you can, but not individually. employing a management company will require all the owners to sign a contract and pay a monthly fee. there would need to be a majority of owners in the building in agreement in order for this to happen, so if you already have a resident management board i would suggest you call a meeting and see what the opinion is. if there is no management in place you will have to contact all the owners and do the same.

    In that case run a search on the board, freeholder and management company going bust simultaneously has definitely arisen before.

  • Sorry if I'm about to point out something obvious, but please do your research before you employ a management company. They will obviously charge you to provide this service, but it also means that they will organise your insurance, repairs etc so you need to ensure they are genuinely finding the best deals for you. Ask friends and work colleagues if they can recommend anyone. Depending on the size of your block, the owners could manage it themselves and safe quite a bit of money...and I'm saying that as someone who works for a management company!
