http://www.landlords.org.uk/ - it costs about £80? for the first year to join, less in subsequent years, but i saved that on my reduced insurance premiums which i got as a member. You can offset cost of joining and insurance against rental profits.0

Regarding the furnished/unfurnished issue, it is best to speak to a couple of local letting agents regarding this.
It varies from area to area. Some areas, tenants prefer the place to be furnished. In my area, people prefer unfurnished, but with white goods included.
Unfurnished is easier, as you have less responsibility. On the other hand, you will have to store your belongings somewhere.
