i am selling my house at the moment, and accepted a offer, the buyer wanted a home buyers report doing.
the only two things this report highlighted was have a damp check due to me not having a guarantee and an electric test.
this aparantly after speaking to professionals is just to cover there own !!!!!!.
The buyer then instructed a "free quotes" damp coarse builder to do a report, suprise suprise a need a full downstairs damp coarse.
i did not agree to this so i had a report of my own done at the cost of £94 by a BWPDA registered survayor. and as i thaught my house does not need a damp coarse at all, infact it has a physical and chemical damp coarse already.
i dont know what the buyer will make of this report, but i would presume the person who did the homebuyers report would tell them straight, i think they were trying to knock me down more cash.
i just hope they dont send a cowboy electrician to quote me not happy.

I must be one of the lucky few as in one of my previous properties where a damp problem was suspected I had 2 different firms in to give free advice & quotes. Both told me they didn't recommend any work as the problem was very minor & was what you'd expect in any Victorian property. The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0
