why is it so difficult

so today was the planned exchange date, yet for 3 hours this pm the vendors solicitor has been unable to get hold of the vendor for authority to exchange, so its now the end of the day and exchange still hasn't happened. Why is it that people don't plan for this to ensure they can be contacted for this to happen, instead of keeping everyone on tenterhooks for another day. This is so frustrating.............:mad:. Anyone got any experience of this?

    Maybe the vendor wasn't in a position to exchange today. Are you expecting to move before Xmas?

    well they are selling up and not buying on, i've already agreed to complete with them in Jan even though my sale will complete this week, so I can't see why they wouldn't be ready. We've been planning this exchange time for about 3 weeks.

    Is it possible that the vendors are in negative equity?

    We were meant to exchange on a monday, it went on all week with each day being "definite", finally happened noon on the friday.

    Its a bit off if you've been told they were unavailable when they were just not ready. Hopefully you'll get some answers tomorrow.

    we've been trying to exchange since the beginning of december :mad:

    the latest setback is that the vendor's solicitor forgot to tell them they need to pay a few extra thousand (to top up their deposit for the house they're purchasing) before they can exchange, so thats added a few more days on. It's just one more thing added to the list that their solicitors have forgot or messed up with. We're actually supposed to complete on Friday as well!
    Its a bit off if you've been told they were unavailable when they were just not ready. Hopefully you'll get some answers tomorrow.

    we also keep getting told by their solicitors that they're just waiting for someone senior to sign it off before we can exchange. We then keep finding out that its a lie, and they're stalling because they haven't done all the work and got everything in place (i.e. retrospective landlord consent, indemnity policies). Seriously their solicitors are just a sham

    that is typical of a cheap law firm..use a solicitor!

    Think this is what our buyer used by the sound of it...trying to save money..pay peanuts get monkeys eh!

    We were supposed to be completing fri just gone and buyers outfit decided to tell us last minute that they forgot to request funds :rolleyes: tin pot...so annoying!!
