how soon in 2010 would you put your house on the market

As a follow on from my "buying in these difficult times" thread - how soon after new year do you think new buyers would come to the market? I am considering putting an offer in on a house and have to port my mortgage by mid feb, do I dare wait until the first week in January to see if there are any more properties or am I better to act now?

Usually, Spring is when most people start marketing their properties. However, this year has been quite different from the norm, and more people than usual have been buying and selling - even in the lead up to Christmas.
This is expected to carry on into the new year and all the way through; so buying now while you have a mortgage in principal would be wise. Properties are rising in price now (have been for the last few months) and will continue to do so, as there is more buyers out there but fewer properties available.
The best ones are getting snapped up -so you need to be quick!0 -
Anecdotal evidence suggests that the market will be flooded in Jan 2010.0

I am putting my house on the market in new year. Agents I went to beg. Dec said put it on now, they would say that as just want business, it didn't seem good idea to me. But I am not going to wait much after Christmas as I am sure the market is going to be quicker than usual to get going, see the mortgage approval figures.0

The sooner its on the market, the sooner potential buyers will see it. With Xmas approaching you may not sell it soon, but at least you will have created awareness.
If you haven't sold. Then there's no guarantee your offer will be accepted. Particularly if yours isn't even on the market.
Even if you sell early in the New Year, you probably haven't allowed sufficent time for the entire chain to complete by mid Feb.0 -
A neighbour has put their house on the market. It's been well priced. It's beautifully decluttered and is very attractive. She's had at least 6 viewings now that I've spotted (and I don't look out the window all day)
Her house is well priced (ie: below what people would perhaps expect compared to other houses in the area) so may well create enough interest to get a bidding war going.
I suspect if your house is going to be well priced, and beautiful then it will sell any time of year.0
