FTB advice on property!

Hello, me and my partner are FTBs, we've found a house we like which is on the market at £80k. The only issue is a damp patch in the bedroom on the wall that joins to the next house (it's a terrace). We still want to buy the house but want what we pay to reflect the work that has to be done.

So do we put an offer in subject to survey? Or get a specialist to look at it? Will the survey tell us the problem?

Feeling a bit silly asking but we've not done this before so not sure what to do!

    Stand and look up at where the damp is on the outside. Any broken guttering?

    Hi there. The survey will highlight any problems to you and should give you a rough idea about cost to repair. The person who bought my last two up two down property from me offered me £93k and then when their survey identified some problems with the roof, they offered me £91k to reflect what they said was the value of the repairs (£2k). You could put your offer in and then re-negotiate if there's a lot to spend on repairs. The seller may choose to get the work done themselves rather than take the money off, so just take that into consideration. My sale would have meant me taking the roof off, so I chose to reduce it by £2k to avoid the hassle!!

    Nothing obvious that we could see, guttering looked in good condition.

    Will put in an offer subject to survey and hope it's nothing too bad!

    So no obvious reason for the problem?
    You could always nip and have a look when it's raining. Sometimes you don't see the leaks until they happen :)
  • Perhaps next door have mounted a fountain on the bedroom wall? On a more sensible note, is there a ridge between both properties with lead flashing? this could be the problem if the case. Bear in mind a surveyer will list everything but not necessarily give you a solution. if you know a local roofer that could give you an idea with a quote which might help you

    I wold advise an independant survey, if you feel that the property price you a willing to pay is a good deal then surely it is worth spending a few hundred pounds on a survey for peace of mind? This will give you ammunition with which to knowck doen the price still further should anything show up that may be costly. Also, it may show up something that may require a larger budget than that which you may be willing to spend, giving you an opportunity to get out now and find something else. There is a lot of property out there waiting for a deal to be done, it is an excellent time to buy!

  • Another option is to make your offer on the condition that the current owner fixes the damp problem in the bedroom prior to the sale going ahead. Puts the responsibility for fixing it onto them from the word go.
