Can I collect rent to pay a mortgage?

I currently live in a student house which my father owns outright. 3 other people live in the house with me year round. I would like to buy the house from my father but I am not sure what kind of mortgage I need. I have very little regular income but if I could collect the rent from the other 3 occupants I would have enough money to make monthly mortgage payments.
Please help me out if you can.
