We agreed a offer for the sale of our house yesterday and I'm just interested to see what the next steps are, will the solicitor get in touch with us straight away or does it all happen 'behind the scenes' for a little while?
Thanks!:j

Have you instructed a solicitor yet? Do you have a mortgage agreement in principle?
You need to get the mortgage agreed as soon as possible, and I would try to get a survey done this side of christmas if possible. you need to make sure your solicitor knows anything important, like "Must move by" dates, any holidays you've booked, etc etc.0 -

Sorry, I haven't made myself clear. We're the sellers/vendors. We are using the solicitor attatched to the EA.

Now that you have accepted an offer it is important that the following details are agreed:
Details of any extras included or excluded from the purchase
Date for buyer's/lender's survey on your property
Date for exchange of contracts
Date for completion
As your offer has now been agreed, your solicitor should send out a draft contract and the HIP for your property to the purchaser's solicitor who in turn carries out preliminary enquiries.
Your solicitor should collate all the supporting paperwork (where applicable) ie: title deeds, copy of lease, fixtures and fittings list, seller's questionnaire, planning consent, guarantees, copy of building regulations and share of freehold certificate (most of this information should already be contained in the HIP).0 -

How quickly do these things usually happen?0 -

Pretty much straight away and if in doubt give your Solicitor a bell or your EA will be able to help. If you're keen to get moving then be as proactive as you can to get the relevant parties to do their bit on time. Keep in contact with your Solicitor (some enable you to track your case on line). I guess the buyer's side of things is out of your hands, but if you do all that you can from your end, then this minimises the risk of something going wrong.
Good luck.0 -
My advice would be don't be afraid of phoning or emailing your solicitor for regular updates, especially if you don't hear from them for a while! some of them have a bad habit of not keeping their clients regularly informed with progress etc, and not ringing back when they say they will. Contact them as often as you like with as many questions as you have, theyre the ones working for you afterall and you're paying them money

As for time, we recieved a letter and documents to sign and list of what we were leaving and taking, less than a week after we accepted the offer. Surveyor turned up also within a week of offer acceptance, then everything happened behind the scenes apart from us having to phone them up every so often to check what as happening, and nag them to get an estimate of completion date so we could arrange somewhere to rent, then got a call saying come in and sign all the paperwork, then a call to say when we needed to hand over the keys to the estate agent. Neither of us were in a chain and from accepting the offer to handing over the keys took about 7 weeks. Hope that helps
