Getting renting deposit back

Hi everyone. I am sure that this has been answered before but I’ve looked for a similar thread and can’t find it.

It is just a very quick question, a friend at work just left her rented property and moved to a new one.
She is trying to get her deposit back however, the LL is trying to deduct £120 from the deposit because they claim the house wasn’t cleaned properly.
My friend says it was in a better condition when she left than when she moved in, but I suppose that is just her word against the LL’s.
My question is, my friend has told them that she does not agree with that and that she wants her money back. Can the LL just deduct as much money as they want from her deposit without my friend’s permission?

    Please provide some facts such as tenancy start date / end date / inventory completed / location of property / type of tenancy etc. Even better get your friend to post on here themselves.
  • Landlords and their letting agents often make these kinds of charges even though they know the property was left in a better condition at the end of the tenancy than at the start. The difficulty a lot of tenants face is proving that that was the case. In such circumstances a detailed check-in inventory signed by the tenant, photographic evidence or a paper trail of some kind is necessary as proof.
  • Short answer to your question is "no" but as N79 says, more facts would be needed to advise your friend on the next steps.
