    What you have to remember is that EA`s couldn`t value their !!!!!!.
    They go by what the last one of similair type went for and either adjust it up or down.
    9 times out of 10,they`ll even ask you what you think it`s worth.
    I have often replied "that`s what you`re here for isn`t it"?
    They also have a habit of under valuing, to get a easy quick sale.

    Also remember that whatever the price, people always put in a lower offer anyway,so if you want £172k,you put it on at £175k and then the money grabbing EA want their cut of about 3 to 4 thousand for "all their hard work".
    The whole things a complete racket,which is going to be made worse when the gov. brings in house sellers packs.
