If the OP wanted to pm me then they can feel free. As for posting up details on here, the answer to that is 'no'. I've posted enough on here for people to stitch together quite a bit if they've been here long enough.
My answer is not vague and frustrating. It might for a nosey so-and-so who wants to know about me, but for someone asking about property development and whether it is possible, the answer from someone doing it is 'yes'. I also elaborated on that point and am happy to elaborate more on general points and offer advice but not on the details of my business because they are not relevant.
Is it possible to turn a profit? Yes. Do I need to give you graphic details of my own business to prove it's possible? No.
Why criticise someone for not wanting to post details on an internet forum? This is not a dinner party!

Turnover in any business is froth, profit is what matters. She could have developed 3 houses last year and only 1 this year and her statement could be just as true.
I took the statement to mean that her development business had its most profitable year. If that isn't what was meant, then I'd agree it is uninformative. What scale the business is on is neither here nor there in the context of the OP, neither is it anyone's business other than DG's and the taxman!

Googler as the OP I'm grateful that Doozergirl took the time to summarise her experience/observation. As with any online forum you take everything with a pinch of salt, but taking into consideration her post count and her past posts it's fair to say that you can place a degree of faith in what she has to say. Going into detail is for a different day in a different post by a different poster.
I started the thread as I do have a nest-egg to play with, and if I ever have an opportunity in my lifetime it is now. I simply wanted to check whether it was still feasible to get a return on investment. This isn't about chasing the property millionaire dream for me, it's more to do with earning enough to consider it a full-time job.0 -

Now is one of the best times to invest and make money from property. it just depends on what your strategy is. You need to take note of the 6 months flipping rule mentioned by googler in post 2. It is restricting the common person but there are still creative ways to make money from property.
In my opinion, the trick is to buy at the right price. this market is an ideal opportunity for cherry picking. Some people have even gone to the US to pick up some mouth watering bargains with 50% + discounts and massive income from rental. I am looking at a few deals over there my self which seem unbelivable value and start from as low as £20,000+ to give a rental income of £550+.
Pickig up property (whether in UK or US) below market value is more attractive in my opinion then the hassles of developing. The returns are similar with no work at all.
If a person cant make money from this market then they never will.0 -
There is money to be made at the momnent, but as has already been pointed out, finance is hard to come by, there aren't many lenders out there and those that are lending to first time developers have slashed there LTVs expect around 50% of current value and maybe , if you are lucky a maximum of 60% GDV0
