hi everyone
as the title says I want to move but contract ends in July 10- can i transfer contract to a new property?
i have had many problems with the house, too many to list. Enviromental health came round today to check out the problems and they said that they will do their best to mediaite between me and the estate agents.
i need to move to a bigger house, but what is going to happen to the deposit etc... if they do accept me moving.
hope this makes sense thanks.

Is it your wish to transfer to another private property owned by the same landlord or agency?
Despite the agency acting as an intermediary, your contract is with the landlord for that specific property so you will need the consent of the landlord if you wish to surrender it early, plus while the environmental health dept may involve the agency, again the direct legal relationship is with the landlord.
Many landlords, if they accept an early end to the agreement, will expect the tenant to pick up expenses associated with this, including payment of rent until a replacement tenant is found.0 -
the landlord does not have any more vacant properties. i asked the estate agents and they said that he is all full.
which means a transfer to a differnt property but the same estate agents.

Even if the current landlord did have a vacant property, you would have to have to have a new contract for the next property, anyhow.
I expect also that your original deposit will have to be returned after you leave and you will have to pay another deposit in advance of moving to a new property with a different landlord. If you are in England/Wales, the tenancy deposit scheme should have info on how a deposit is returned.
Check whether the agency will also charge you fees for the new contract.0 -

The contract you both signed is for a certain property, named on the front of the agreement. Unfortunately, unless its to another of the landlords properties and there is no deposit I don't believe it can be transferred.
You have to go about moving out and finding a new house, getting your deposit back and then doing new contracts for a new house.0
