Start with the window fitters, then rip out and do the bathroom, run all pipework for the plumbing, then decorate, fit the boiler, fit the carpets,
If it's a rough area fit the boiler just before you move in0 -
Oh thanks all of you for your replies they've been really helpful.
We may compromise and not have the windows done just yet - they are double glazed but at least half of the seals have blown, leaving ugly condensation in them but they're not "essential".
I have since found out that my cousin is a corgi registered plumber - I had no idea! He's coming with us today to price up the heating and bathroom for us and promised it would be a "family rate" so I'm feeling optimistic now. Thanks again.Trying to become debt free but this site makes me spend a fortune!!!

Oh and I just wanted to add that the gardens are the one thing that do not need any work which is why I have no money budgeted for them - they are beautiful!

You still have not mentioned the Electrics? Also not being funny, But for others benefit its " Gas Safe" Registered now not Corgi,Although Corgi do other things,You cannot be Legal as a "Corgi Resistered Gas Installer" No point missing the Electrics they are unlikly to be any good-Get a periodic report £180 Tops,The surveyor would advise this anyway-Full Rewire Essex >>>>£4000 as mentioned. Thanks Sparky - will do if we decide to go through with the purchase. How do we get a periodic report? Is this something the surveyor does on top of the home buyers survey, or do we need to get our own spark in to do this report?

The survey will say 'get the electrics tested'. If the house needs as much work as you mention above it sounds like the electrics will need doing too. What was the fuse board like etc? What price did your cousin come back with?0

Hi Donna
I too live in Essex and I can tell you the recesion hasn't hit our area . This means you will have to wait for the trades to be available. I had a quote from a reasonable priced elcetrician today to fit a light and switch and the quote was £650 (no making good required) because earthing is required for the gas and water as well as the testing. Even simple jobs have red tape making them cost more than you think. To plaster a small porch and it plaster board is £650 too.
