    I always thought that agents were there in place of your landlord so to speak so a landlord did not have to deal with issues as such and whilst he had a liability it would be fielded by an agent

    Interesting point - so no my tenancy does not have an address for landlord just his name and a clause that states any correspondence / matters should be directed through the agent giving the agents name and address

    The letting agent is like the secretary to the managing director, she might answer all your questions and post out all the letters but that doesn't mean she has any responsibility for budgets, hiring and firing! The legal responsibility for repairing the property is with the organ grinder not his monkey.

    Did you ask for the landlord's address in writing as we have suggested? If you deal with these people verbally, ask permission and take their advice you will get fobbed off. The letting agent does not work for you so they are not there to make you life easy: don't allow yourself to be led to believe anything and do your own research (Landlord-Tenant Act 1985 section 1, I think).

    When you're banging your head against a wall regarding your tenancy and landlord repair issues the sensible thing to do is walk away.

    Work out how much notice you have to give them and give notice and move.
