How much is a small piece of land worth?!

  • The story about trying to claim land reminds me of a similar situation taking place near my Father. His house backs onto the top end of an area of land that slopes away from his house and is surrounded on all sides by the back gardens of the roads around it. In the middle of this area is a largish area of land for which planning permission was unsuccessfully sought some 20 years back (insufficient access for the emergency services). As I recall the owner was an older gent and the land has since fallen into disuse. In the time since, it can be seen that the owners of various gardens have intruded into the land more and more. My Father says he's looking forward to the day that a new land owner has his property checked and starts putting the fences back where they belong... lol

    On the subject of the original message, I'm currently trying to figure out how much to offer my neighbour to purchase a strip of land from the side of his garden about 35m x 2m. If he keeps the land, he's faced with the cost of repairing the fence which is falling down, and removing a number of the dreaded leylandii on his side which he hates. If I take the land, I don't mind doing the work myself, but somehow I still feel that he will hope for some cash for the land as he knows I want it. It's a tricky business to not pay over the odds but not risk insulting the seller. Any similar experiences had by others here would be useful info.
