Is it worth looking at any agency rentals w/poor credit?

Myself and oh are looking at moving in next winter time, will be a rented property. However I am thinking its unlikely we will both pass the credit checks necessary to rent via an agency?

I have only my student account debt left- now under 1k should be gone by june. However oh has various bits from his divorce left hanging about..not sure of the exact amount of debt!

Is it worthwhile looking at any agency properties or should we stick to strictly private? Obviously this limits our choice a great deal.

We worked out we will be saving around £3600 a year each just in rent, so its worthwhile moving into a 3/4 bed house together.

Just starting to feel out the waters..dont want to waste time looking at agency rentals if there is zero chance we will get any.

Any advice would be appriciated so I can get my thinking/planning cap on! :rotfl:

    Not unless you can provide a raft of guarantors who will be need to be credit checked by the LAs as well.

    Many private landlords often perform similar credit checks as letting agents and will either refuse offering the tenancy to someone whose credit rating is poor, who has CCJs for example, or will ask them to meet the same conditions - either pay 6 months rent upfront or provide a guarantor (someone who can demonstrate they have enough income to pay your rent if you default).

    Are you in the position to pay more rent in advance or provide a guarantor? Are you sure your credit record is poor - have you checked your record from Experian? What's your partner's credit record like?

    I havent checked mine yet no... All I have left is student loan and my student account o/d

    Really dont know the details of partners financial stuff...

    Cool..well we both rent via private landlords currently ..so guess that would be the way to go. We have no CCJs.

    Either of my parents could be guarantor, neither of us has defaulted on payments previously for rent or anything else.

    I just paid deposit and signed when I took on my flat.. no credit check. Same for oh. Perhaps we have been lucky in the past.

    Thats great, we shall get going through the papers in a year or so for private lets :)
