House purchase

I've bought a house from a large building company who acquired the property as a part exchange from someone who was buying a new build from them.

What rights do I have with respect to something breaking down eg the boiler etc? Does this company have any obligation to make right any defects or am I on my own if such a case arises? Or if something like that happened would it have to have occurred within a certain period of time from purchase date?

I bought the house on 30 October 09.

    It's no different buying from anyone else. As soon as it is your house, it is your problem. 'Caveat Emptor' means that you take on the responsibility of checking that everything works correctly before you buy or budgeting for the fact that it won't.

    There are no special circumstances surrounding a part-ex.
    Everything that is supposed to be in heaven is already here on earth.
