Anyone know what LetsXL does?

We have been renting the same house for the past 3 years, good tenants, we even replaced the pet stinky carpet in the lounge. Rent was paid 6 months in advanced because we were new the to the UK and no credit or work history for the past 4 years here. Our rent since is paid directly out of our account each month so have never been a day late. We even pay our council tax bill off by the end of the year just to have a bit of a break after Christmas. My husband has an old Abbey loan that was paid off 3 years ago and is set to come off his credit report in Jan. There is nothing else negative on it and the abbey loan has been listed as Satisfied on experian. His experian credit score is 850 I believe, that was last month and we have nothing to make it go lower, only higher. The only other thing we have is our mobile phone service which is also direct debit and is always paid. It took us a long time to get out of debt so we don't have any loans or credit cards.
Will any of this be held against us? What exactly does a referencing company do? I relize it's a referencing company but what information do they get on my behalf? Would it help to include a letter? We really want to get this other house as it's better for our family.

The agent will forward all the details you provide to them and LetsXL will credit reference you. Most renal credit checks I have seen are realtively basic, coming back with a yes they can afford x or no they can't or even a 'we recommend that x pays no more than y in rent per calendar month based on the credit scores.
I wouldn't worry about your credit score - it sounds from what you have said to be fine for renting purposes. Remember also that the agent should take up work references on both of you (to include salary) and a reference from your previous landlord too.

A lot depends on the level of service your letting agents has requested.
If they have asked for a full reference then we will conduct a credit search and verify income levels with your employer(s) and any verify your previous tenancies with landlords.
If it is just a credit check then we will consider any public information like CCJ's etc.
On the basis of what you have posted above you shouldn't have any problems.

Well, I don't think it gets any better than that to get a reply from the actual company.
I feel alot better now. I'm sure it's a full check as the form asked for a lot of details. Hopefully, we'll find out soon if we are approved.

Why is it considered spam when they're not selling me a service or product? I had already paid the fee to the estate agent and was curious as to exactly what info they gather as I was worried we would be denied.
They just answered my questions. I was quite suprised to see a response from the actual company but you can't get better than that.0 -
