    I think at this point, the best thing for me to do is clarify the situation with the EA and the vendor. What I'm unhappy about is the EA not advising me of their so called 'administrative error' so it needs to be clarified.

    The vendor seems to have played a game here. You could gamble on carpets being left if you refused to offer, but there are people about who will put carpets they don't want into a skip. Which is fine if you don't want them. But not so good if you would rather have them.

    On the day they are moving out. Would the vendor go to the cost of hiring a skip and pulling up the carpets.

    Carpets are often left in the property and included in the purchase price these days.

    I agree that it is more normal to leave fitted carpets, but OP says vendors wanted cash for these. You are right, they probably would not hire a skip specially - they could be more likely to dump the carpets in the garden

  • The best thing you could do is reduce your offer as it was based on both Carpet and Curtain. Or inform EA that you have decided not to buy them after all.

    I'd go for the option 2.

  • Quick update for you all - went into see the EA today, we've negotiated down to £500 for the carpets and some of the curtains. Vendor wanted to leave a fridge freezer and for us to pay the full £800, we refused, and settled on the £500. So we're comfortable with that, and thanks for all your comments and advice :-)
  • How old are the carpets?? They are very lucky you have decided to pay for them! I would get a written inventory included into the contract ie. type, colour and make of curtain/carpets, possibly a photo would be a good reference should anything go wrong with this.
