OP - you need to look at this in a more positive way. what this the development potential of the bungalow? - from what has been posted, it seems like an idea development opportunity potentially worth more than what is being asked!!

OP, before you go any further -

Go to the local council's website, go to the planning section therein, and look at the current application. If it's a detailed application as opposed to an outline one, it should show the style of houses to be built, the external materials, where their windows are, etc.

If it's an outline one, the detail won't be present.

If you can't find the application online, go to the planning department at the council offices, and ask for the 'duty planning officer' - every council should have one, and it's their job to help members of the public like you find applications like this. Ask to see the application.

Once you have more detail for yourself, rather than relying on second-hand info via the selling agent or others, you'll be better placed to make a decision.

Thank you this indeed we are going to try and do tommorow, it may well make me feel more at ease with the purchase if we go forward or it may give my other half doubts in him really wanting it..

the access is from the road that runs adjacent (parallell)to the road that the property is in. the bugalow being demolished is in that road just to the leftof the back of the propertyin the other road, no acess will be from the road from the bugalow we are looking at. the noise, dust and being overlooked are my worries.

  • 77 feet, back to back, is pretty close.

Garden of OP appears to be south facing. If they plant trees to disguise being overlooked, it'll cast shadows over most of the garden, if not quite the house.
