When prices first started rising earlier this year, a lot of the perma-bears were hanging their hats on the "depths of winter".

Never understood the above. Totally understand having a viewpoint of "I think x is going to happen", but don't understand "I think x is going to happen at the following time"

Once interest rates dropped to near zero and the government put a stop to repo's etc there was always going to be a bounce. Most though thought this would run out of steam by the summer which clearly it has not.

Even when IR hit 0.5% and the Govrnment started up QE etc, some folk on this forum were saying it was impossiable to stop a crash of 40%-50% at least. Now they are back tracking and blaming that the Government measurements have runied their prediction.

The number of new buyers/Seller entering the market for Jan/Feb will imo be the marker of where the market is going next year.

    From the report:

The Halifax also predicted that house prices were likely to be flat over the course of 2010 if more homes were put up for sale.

"The recovery in house prices since the spring has been driven by increased demand for property, largely due to the improvement in affordability for existing homeowners and first-time buyers who can raise the necessary deposit," said Martin Ellis, economist at the Halifax.

"Somewhat higher demand has combined with a low level of properties available for sale to push up prices.

I suspect prices will either fall back slightly in the early parts of 2010, or contuine to rise but at a much more lower and steady pace.

BTW, I almost forgot about the 70% drops by Xmas:rotfl:

According to HPC these figures are now propoganda!

"Bruce Banner"'s signature is comedy gold on there, or it would be if he wasn't serious.

I sense some posters over "there" are starting to play the "victim" card? Mind you some of the threads are good, provided they stay clear of the gold-bug survivalists.
In case you hadn't already worked it out - the entire global financial system is predicated on the assumption that you're an idiot:cool:

    Love the Bruce Banner quote:

"It looks to me like there is a massive coordinated attempt by the various VIs to engineer a spring bounce by press releases and trolling popular Internet forums such as this.

Following the reported 1.9% monthly rise from a government controlled lender and the (expected) 0.5% rate cut, this forum seems to be targeted by bulls, many joining in the last few day to talk up the market.
    "

There were 99 people viewing the board when I looked, I kind of wonder how 99 people are going to manage to talk up a market with 100s of thousands of transactions.

Unless they all have BTL Empires.

We can add in the 30 or so viewing this forum and quake in our boots at the power of VI to mobilise public opinion.

Are there any links to show the rises in certain areas? Like NI, Scotland, Wales etc?

Or are these figures just based on house sales in SE England?

i'd sort of agree with you if this had been the Nationwide Index as they were historically southern based lenders.

the Halifax is mostly northern based.
