No viewings this week

House appeared on EA site at the weekend.
It's lovely inside and I know the owner has spent a lot of money on it.

Tried to get a viewing today and they're not having any until next week...

Struck me as a bit odd...


(and I'm a serious buyer not just a tyre kicker)

    We had this kind of response once as well during our search for a property over the past few months.

    It was a very nice looking 2 bed flat in a good area and for a decent price so, understandably, we were very keen to arrange a viewing. I rang the Estate agent 4 times over about a 2 week period and was told each time that they weren't accepting viewings just yet as they were having the bathroom redone. Each time they promised to call me back too, to tell me when I could view it but they never did, I had to ring them every time.

    Eventually, on the fifth phone call, the Estate Agent changed the story and told me that an offer had actually been accepted on the property so they weren't doing any viewings now. Obviously I pointed out that I'd been trying to view the damn place for the last 2 weeks so how had anyone got an offer in first and the agent then admitted that the flat had been under offer all along but it looked like it might fall through so they had put the flat back on the market. Ok, fair enough but

    Why put a property back on the market if you don't allow viewings?
    Why not tell me the real situation rather than some bullcrap about a new bathroom!?!

    I don't know if this is the kind of thing that's happening in your case poppysarah but certainly the lesson I learned is that sellers and estate agents are just people and just like people some of them are morons!

    If they are finishing something off then they might want to delay viewings whilst guaging interest. Also if they get enough interest over this week they can group viewings together to create a bit of competition.

    Having to have a HIP now means some people have to arrange this sort of thing before they are actually ready to market so that they don't have to wait for the HIP when they are ready, iyswim.

    The HIP is all ready as I'm just reading it now.

    It does strike me as gathering interest and possible group bookings.

    I didn't finish what I was saying did I really. Because you don't know how long the HIP will take, if it's a good house the EA will be keen to get it up as soon as the HIP is ready, even if the vendors aren't! For the exact reason of gathering interest...

    I suspect from some blather in the HIP that it's been part-ex'd for a shiny new build...

    I have no idea how they work though - do they part - ex beofre their house is built or only when ready?

    I've bought a part-ex before and it was empty so maybe they are moving in to their new place next week?

  • My guess is that the current occupiers don't want the hassle of doing viewings, I expect they are waiting until they move to give the agent the keys so they can show people round.
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

  • It could be something as simple as the "in laws visiting" just before Christmas, Many reasons to delay viewings, some genuine, and others where stalling tactics used to increase competition.
