    I must admit that we do use Rightmove a lot and also last time we put it on the market we did all the viewings so one does wonder what we will be paying the agents for. I'

    What is all this talk of 1k/2k bills? I have just been quoted 1.75% which is about 5k plus vat - how can you get it for so little? I only live in a small 2 bed terrace.

    If the house doesn't sell within a couple of months, its too expensive.

    Agree the service levels with agents first, accompanied viewings, period for advertising in paper etc. Makes sure you know what you are getting before choosing your agent.

    Why not suggest to the agents a sliding scale for the fee. If they sell the property in the first 3 weeks they get 0.75%, 3-6 weeks 1%, 6-9 weeks 1.25%, 9-12 weeks 1.5%. 12 weeks + change agents.

    The agents are going to have increasing costs, the longer it takes to sell a property, it therefore makes sense for them to try & sell it ASAP. If they agree a sale quickly, at the right price, some of this saving can be passed onto you as a vendor.
