How long to wait for vendor to find somewhere to buy...

    I think you need to decide whether this house is worth an indefinate wait or not.

    If not, then you need to set a new deadline and if it's ignored then you need to be prepared to walk away.
  • Yes we've told the estate agent that we're actively looking at other properties (we have been for a while to be honest). I am really tempted to pull out but without having another property to make an offer on there isn't any point in losing this one in case by some miracle the vendor finds somewhere.

    I think I've answered my own question - if she was really serious she would be prepared to go into rented - there's too much to risk by not doing so...

    Tell your solicitor to "return papers". This means you are pulling out. Advise EA of what you have done and why and also whether you would be prepared to resurrect your offer.

    This can concentrate minds which can be concentrated and leaves you free to follow up other alternatives.

    We've just had an offer on our house - FTB's who have already got their mortgage and have organised the survey today.

    We haven't looked at anything after the 1st offer we got fell through when they couldn't get a mortgage. I'm stressed now thinking that we'll never find a house we want to buy and will need to move into a rental property but I also know how lucky we are to have a buyer!

    We've got half a dozen viewings planned for the weekend and would have more if only there were houses for sale that we wanted to view! If they want to sell and you want to buy, then they need to really consider the option of renting. You need to let them know how close you are to looking elsewhere.

    Sounds like she's not willing to go into rented. She must be crazy to jeopardize the sale by acting like this and potentially losing a FTB.

    Don't let her keep you hanging on any more. Keep looking, and make sure you look at some properties which are listed with your vendor's EA to let them know you are serious about looking elsewhere. As soon as you find another one you like, put in an offer and pull out of this one.

  • She may have a good reason for not wanting to go into rented. I've been trying to sell since July to no avail, but even though I'm very keen to move, I'm also keen to move with my 0.49% above base rate lifetime tracker mortgage.

    If I had an offer on the table, I'd try as hard as I could to find somewhere, and would be willing to compromise on some things rather than look for the perfect property, but the additional costs of a higher mortgate deal that I'd have to get if I lost this one through going into rented would also feature in my thought process.

    However, I do agree that it would be sensible for the OP to put a bit more pressure on. I think 2 months is quite a long time!
  • The reason the EA has given us for her not wanting to rent is that she doesn’t want to tie herself into a contract and spend her deposit on renting. We obviously don’t know about her personal circumstances but we know that she is employed and currently paying off a mortgage – so the money she would be paying towards the mortgage could potentially be put into a rental property instead. To be fair, we are also paying rent, when we would much rather be paying off a mortgage!

    Thanks for all your thoughts – you’ve confirmed what we already thought – 2 months is a long time and it seems like she’s just not that committed. It’s really upsetting to think that we probably won’t end up proceeding with this purchase with the way things are going, but we are looking at other properties and have actually found one with the same agent that we are going to enquire about today. One last shot at putting the pressure on!
