Architect before deposit paid?

Hi i wonder if anyone can advise me, My grandmother of 90 is selling her house. The first people to view put in an offer for the full asking price, they have had the survery done last Tuesday and today sent the architect round to do whatever it is he's supposed to be doing. (They are thinking of turning the house into flats, as that seems to be the normal now in the road).
Anyway my question is, is it normal to send in an architect when nothing seems to have been agreed?
All i am aware of is that they put the offer forward subject to survery and thats all.
The estate agent hasnt taken the house off the market yet so what should be happeneing now?
Also if the survey comes back ok (which it should) can the architect find any faults to which they can haggle for a price reduction?
The house is in very good condition so we are very unsure of what happens next.
Any advise would be great!

It seems quite reasoable to send in planners, architects etc before you decide to buy. If your planning a big project you need to be sure its possible before you buy. Developers often apply for planning permission before agreeing to buy.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
