Yep, like that kitchen ceiling coming down completely. Would the OP qualify as unintentionally homeless should this happen do you think, or will they just have to live with it while it's being fixed?0 -
If your Dad was doing it as afavour to you then why don't you suggest to her that you will deduct it from your rent and pay it to him that way you get a bit off your rent.0

I wouldn't recommend this route at all. There are set procedures for making deductions from the rent as a last resort and your Dad being owed money by the landlord is not one of them. Dad needs to try and recover that debt himself, if he's so minded. Which from the OP's post sounds like he is not0

The OP doesn't want to move because of the location and scarcity of rented property in the area so I suspect they would just continue to put up with the appalling lack of repairs.
The landlord not paying for the OP's father's plastering work is indicative of some seriously bad landlording.0 -

Environmental health/ housing will assess whether the property is "fit for habitation" I believe there is a new phrase now but that is the jist.
If EHO state that property is not habitable due to maintainence issues, then they can issue notices, that the LL must make urgent repairs and in the meanwhile alternative accomlodation for you must be found at the LLs expense. I know as this happened to me with a student house that I was renting someyears ago. Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind
This Ive come to know...
So if you agree have a drink with me, raise your glasses for a toast :beer:0 -
Advise the Landlord that you are inviting the council to carry out a HHSRS risk inspection (see
http://www.communities.gov.uk/housing/rentingandletting/housinghealth/
)
- yes, they apply to Wales...
Think if he even has 1/2 a brain he'll start fixing things..
IMHO unless you've been through the write to landlord, warn him, wriet again, gets quots from 3 different builders, write to landlord again, get cheapest builder to do it & deduct cost from rent then don't even think about fixing things yourself. Certainly not dad doing it ... does dad want to accept legal responsibilities if there is a problem with the work??0 -

Once again thanks all,
My dad is a builder, has his own company and registered with the federation of master builders so not a cowboy lol.
I have decided to just harass by phone letter etc until the repairs are carried out, if she is going to evict then what will be will be. Hope she see we have been good tenants for the past 2 years have no arrears rent always on time look after her property and feel like she has a hold over me
Thank you allDFW Nerd #awaiting number - Proud to be dealing with my debts!
Dont cry because it's over, smile because it happened.

It's the slipshod way of dealing with a faulty boiler that would worry me the most. Who in their right mind takes chances with an old boiler that has already had one leak?
In your shoes, I'd be bringing down upon the landlord's head every authority that exists so that my family and I don't wake up dead one fine morning!0
