Pulling out of the Market

Can anyone provide me with a few tips for bringing my house off the market.
Basically I've just had a change of heart and want to stay where I am. What is the best way of informing the estate agent without them trying to claw back any fees. We did receive one offer below asking price but it never went into solicitors hands.
I also never actually signed the estate agents contract and now I cant even find it. They have automatically renewed it after the first period ended.
TIA,
Rod.

Most EA contracts are "no sale, no fee" anyway.
Best phone them and say rather than waste their time you are telling them at the earliest opportunity.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. The agents probably haven't renewed the contract, its just kept 'rolling' as you haven't terminated the agreement. Put it in writing to the EA that you wish to take the property off the market as you have decided not to move. You may want to ring the agent first to inform them of your decision.
Ask the agent to reply, in wriring, that the property has been taken of the market & the contract terminated. If you change your mind again & decide to move in a couple of months, using a different agent, everything has been terminated & you have it in writing.0 -
If you have not signed any contract with the EA, then nothing is legally binding so like above, just write to them requesting your house be taken off the market and to confirm end of contract (just for ref purposes)
You should not have to pay any fee's as nothing was sold! Also they cannot ask for any as you have not signed a contract.0
