Ah but the stamp duty limit reverts back to £125K at the end of year and completion before year end is not going to happen now is it? Therefore stamp duty limit at £175K is academic (other than ensuring I take another £1700 off the price to take it into account

I'm sticking to my guns at the moment - I've made it clear to the EA that it was a very considered offer. Will see what they happens when the lovely EA phones today as I'm sure they will0 -
EA didn't phone Sunday so not sure what's going on.
I didn't want to phone & look "too eager" but it's a fine balance between keen & disinterested!
So, am still waiting ... and starting to get stressed about it, so I guess I need to accept that I'm prob not going to get this one & carry on looking
I'm starting to wish we had the US systems of employing a Realtor to work for the BUYER and negotiate with the EA (who obviously works for the seller) - right now I feel that there's nobody interested in communicating with me!0 -

How about calling the same agent and speaking to them about other properties that meet your requirements, make it clear that if that offer isn't accepted you'll need to find something else. If the agent has anything about them they will then realise that you are looking again and may well speak to the vendor and let them know... might push them into something?? It would be a way to speak to the agent without looking overly keen as well...

An EA working on a sunday is a rare thing, you'll find it will be office hours on the monday (today!). If they dont ring back today then they're either trying to let you sweat on it or they're trying to fit some viewings in to keep their options open. You can always ring up at 4pm (they would likely have let you know before then) and give your offer a deadline for acceptance, this shows you're not willing to budge on price and now you're adding in an extra factor, they will take you seriously if you sound serious.Good luck and keep us posted!MFW - <£90kAll other debts cleared thanks to the knowledge gained from this wonderful website and its users!0 -
I once made an offer on a house which was accepted begrungingly and it was made quite clearly they would continue viewings to get a better offer. I ran away quickly from that. If they didn't want to commit to me, I wasn't going to hang around. I was a FTB. Their house sat on the market and eventually sold for less than I offered.0

Loopyanna - unfortunately the EA had only one other property that anywhere near met my requirements. I did view it, but it's very overpriced (it's being sold 'cos the old man who lived there has moved into a home & I think the daughter has a deluded idea of how much the house is worth & are slightly playing on the "need to sell up to pay the care home fees" angle), would need quite a lot of work doing to it and even then it would mean making significant compromises in a lot of areas.
I have actually spoken to the EA today - I was going to make an appt for another viewing on the property but apparently there has been another offer which is "substantially higher" than mine. When I pushed she intimated it was "about 2K less than asking price" which if true is ludicrous with the rumours that the stamp duty holiday may extend in the pre-budget speech.
Even if stamp duty doesn't extend, I don't consider that the property is worth that much in its current state so I guess I've lost this one which is somewhat gutting 'cos it could have been a lovely home & is by FAR the best I've seen in the last 6 months of looking.

we just bought our first property, had been on market for 7 months, badly marketed aswell.. we phoned solicitors twice to make a viewing and never ever returned our calls.. so we just turned up for a viewing.
Originally marketed at offers around £93,000 i think 7 months ago, then reduced to offers over £85,000, then fixed @ £85,000
property up street, slightly smaller and no driveway sold for £92,500 ..
we made it clear that we couldn't afford the asking price..
we decided to offer £80,000
refused, asked us if we wanted to re-offer?... told them no,
4 hours later my solicitor phoned and offer had been accepted

I am sorry to hear it seems that you've missed out on a property you love, however there is bound to be something out there for you eventually.
I think this highlights from both the seller and buyer point of view -
Seller - holding out for a higher offer sometimes reaps benefits
Buyer - standing your ground regarding a price you think is fair for the property. You would have felt very differently if you had made a higher offer under duress and then subsequently surveys etc had revealed issues.
I guess you just put it down to experience, or hope that the other offer falls through.0 -
