    Good point about the maintenance charges - Where I am (wilts/glos border) they'd be £1000 a year if I bought the apartment.

    In terms of 'how do owner occupiers afford it' - they don't. Everyone I know in the building is renting and there are regularly empty apartments and changes of occupants.

    I'm a director of our management company and its brilliant. Ive just sacked our old managing agent and got in a much better one in now.

    Theres no way our owners are being ripped off as we see all bills and authorise payaments for done work etc.

    We also have a very decent reservce fund.

    I live in a David Wilson apartment (and am an owner occupier, one of several on our development). Good and bad experiences ...

    Good ... the standard of finish of the apartments is very high, and though there were inevitably snags, these were resolved quickly.

    Bad ... definitely the service charge. On the apartment blocks this is over £1100 per annum, however an alternative is one of the maisonette apartments (if there are any on the development you are looking at), where the service charge is approx £600. The management company are also pretty useless, and we are currently disputing our service charge, but that's a whole other story!

    Very Bad ... make sure you know exactly what their plans are for the whole site. I moved in at the beginning of Phase 1. There were approved plans for Phase 2, but I was assured that these had been scrapped and new plans were in the process of being submitted (which any current residents would be able to comment on in the planning process). Three months later they decided to revert back to the original plans, meaning my view will be blocked by a substantially larger building. I don't think they intentionally lied to me, but in future I would err on the side of caution and assume that any approved plans will be implemented.

    do check the service charge very very carefully! do you own part of the free hold? can you sack the company if you are not happy? this is very important!
