Renting - soggy celings :s

Hiya,
Sorry if this is in the wrong place, need some opinions/advice on my rented flat...
Problem 1:
I discovered a small wet and sticky patch on the celing of my spare bedroom this morning, then looked around and found the edges of the celing by the window are wavy... they are pretty darn wet... my boyfriend wants to go into the loft to 'investivgate' so that he can tell the landlord what is wrong - should we have to investigate or is this up to the landlord?
Problem 2:
the extractor fan in the bathroom drips (i know... random!), yet again, my boyfriend wants to go up into the loft to investigate. I dont think this is a good idea because of problem 1 the flooring might be weak up there!?
Should we have to be investigating problems which involve going up into the loft and looking/poking (this is a man who is going to be checking the problem out lol!) electrical stuff? Im really not comfortable with my bf going up there!
Also, can celings get damp because of condensation on the windows? Would running a heater for a couple of hours a day help dry it out a bit in there?
Thank you in advance!

1) quote ... should we have to investigate or is this up to the landlord?
If BF goes up to loft and sticks his foot thru ceiling
If BF does Not go into loft and ceiling collapses
Gets down to , how long before landlord makes an appearance?
2) You can live without extractor fan ......wait.
( but if up in the loft , dealing with No 1)
can celings get damp because of condensation on the windows?
yes but you have said they are Wet!0 -
At the end of the day, it is the fabric of the building, for which the landlord is responsible.
It sounds like it could well be a leak, possibly in the roof, or a header tank in the loft?
If you're confident, you could take a look to see if you can see if it's anything obvious.
Either way, I'd say you need to contact the landlord. If it is due to a leak, plasterboard ceilings tend to sag before they get to the point of collapse, so you're probably ok for now.0 -
Once we tell the landlord he will come out and look at it and then get it sorted, he is such a good landlord, it's just i think my boyfriend doesnt want to seem like he is moaning all the time.
The extractor fan still works, its just water drips through the fan!!!
I dont think it is a good idea for US to be going into the loft, I think that by telling the landlord there is a problem, we are doing our part??? uff fed up!
Thank you for your reply btw!0 -

Thats one problem sortedit's just i think my boyfriend doesnt want to seem like he is moaning all the time.
Informing the Landlord that 'his' expensive property has a problem , is not a moan.
You ( or boy friend ) is doing your landlord a big favour by telling him the news.0 -
Thanks for all this! I think I just needed someone to kinda back up what I told the bf this morning - you know what it is like when you think you are wrong but know you are right lol!0

As wallbash says, your landlord should thank you for telling him he's got a leak before it becomes something mroe serious like replacing ceilings and redecorating. And as he sounds like a very reasonable one, I'd tell him sooner rather than later.0

I'm a landlord, I'd want to know as soon as possible.0

As above...as a landlord I rely on my tenants to keep an eye out for potential problems and let me know asap.
DO NOT go digging around up there your selves.0 -
I think that my son's tenancy agreement says that his tenant is obliged to inform him of any problems as they occur. No good letting them get to the point that damage is occurring.I can afford anything that I want.
Just so long as I don't want much.0 -
Ohh thank you everyone for your advice, I will not let my bf go and investigate!
We are going to drop our rent money in this weekend so I am going to have a word with him rather than let the bf do the talking!
Thanks so much for your advice, I knew I was in the wrong about not letting him investgate and telling the landlord asap!0
