URGENT!! - HIPs query

Hi all,
My friend is looking to buy a house, however the agent has told them that they haven;t got a HIP as the property was on the market prior to the legislation coming in and so there is not one required.
Is this correct? If it is then do are they required to provide an EPC?

Yes and YesMy home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say

It wouldn't need a HIP if it was being marketed before the legislation came in in 2007. Though it will have an EPC; which they can request to see. The gragph should be on the particulars by lawTo love and be loved is the greatest happiness of existance - Sydney Smith0

The above answers are correct. If there is no EPC a Solicitor during the conveyancing will ensure one is done before the exchange. I know as I do them often for my Solicitors.0
