    hi - sounds very similar to what my extension is going to cost. some differences - mine is slightly bigger and a kitchen instead of bedroom so more cost there. my quote £30K (VAT on top of that)

    SO I think your's sounds about right - unless you were able to do more yourself, or take a punt on a smaller firm

    The alternative is managing it yourself, using tradesmen to do the various parts of the build. But it takes up you time and requires you to have a bit of knowledge about what you are doing.

    The savings are big though. Not only because you are paying labour only to each tradesman and therefore more likely to pay less overall, but you can shop about for materials, where most builders won't. They will just pass on the material costs and use the one supplier.

    I was quoted nearly £20k (plus the fees for building regs and structural engineers etc) for a 5m by 3m extension with a knock through and steelwork. I had a go at organising it myself. I am just about done and it's come to £10,500 and a few grey hairs.
  • I have just completed a 8m x 2.7m double storey extension car port below for under £25,000 in Yorkshire. Plastered finish, electrics, new fuse box, baxi boiler, 2 rads, the fitting of en-suite and bathroom.
    Prices have come down.

    I checked with the Housebuilders Bible before gettting prices for my extension. Suggested around £1,000 to £1,250 per square metre for finished extension (London), but builders are cutting profits and I had some very different quotes, some much lower, just need to check builder not going bust.

    That looks like a great book I think I need to get a copy before I press on with my idea of getting an extension. Out of curiosity what does it say for a two story extension as adding a second story is supposed to be cheaper than the cost of a single story you mentioned above.

  • An update - I have quotes in now from two smaller builders - both around 30,000 and caters for the VAT changes next year and the increase in material costs that will bring about.
    I know very little about the first builder and need to find out more about him.The other has done some work for a neighbor two years ago and is recommended but unavailable until May next year.

    I am not an expert but from the limited research I have done, it does look like that two story extensions are cheaper than single storey extensions (not overall but per sq meter in area)
    I am also being told that if the area is above 40sqm then overall cost per sqm will come down due to economies of scale.
