Latest Drama - No "For Sale" Boards

Losing the will to survive the buying and selling process. I decided to buy a property before selling my own (never do this!). And it has been nothing but stress and drama. Today, I got home to find a snotty letter from this ugly, red-faced, pumped up little sh$t who calls himself the Company Secretary of our block of flats to say that the lease does not permit me to have an estate agents board.

I had both estate agents boards taken down last week but these boards were not in fact on our property, as the front of the building has a different freeholder. Today I rented out the property and agreed to the agents that they could put a "Let by" board up for a few weeks. So should I:
a) tell the agents not to put up a board
b) ignore the letter as it is not on our property
c) write and tell him that the board is not on our property and risk more ridiculous letters.
Any ideas on this gratefully appreciated. I also think that this sets a very serious precedent for anyone wanting to sell or rent in the block in the future...what do you think?

    Let it slide ;) .
It's not the end of the world if you don't place the sign.

A covenant attached to our last house meant that we could not have an estate agent's sign outside, there were restrictions on what cars could be parked (size restrictions i.e. no vans, no trades vehicles, caravans or trailers), we could not erect a satellite dish (all the houses were supplied by cable) nor erect a wooden shed without applying for planning permission. We had to maintain the appearance of our own front lawns whilst still paying an annual ground maintenance charge to the estate :( .

I guess some people consider an estate agent's sign as an eyesore

My lease doesnt permit boards or posters of any description on the property. Although it hasnt seemed to stop many with thier England flags. Would it be taking the pi** to do a for sale FLAG and not a board? ;)

    Few things
Is the flat "rented out" or you just mean youve instructed the agents? If they have found tenants, tell them to try to get thier free advertising elsewhere.

In any case whose land is the board on? If its nothing to do with your leasholder, and youve sought permission from the person who owns it, I cant see the problem
 Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind
    This Ive come to know...
So if you agree have a drink with me, raise your glasses for a toast
  • Hey,

    Chill out man:cool:

Its no big deal and the rules are there to make the place you live in more attractive which a new buyer will love. Imagine if everyone wants to sell/rent at the same time, it would look a right mess!!!

Enjoy life, relax and enjoy everything it has to offer:smiley:

Does the lease say you can't have a board full stop or a board placed within the boundary of the property? Can you have a board in a window of a property? If its on the 8th floor might not be much use. Legally the board should be within the boundary of the property being sold. If you can't have a board, tell the letting agent that, they will have to use their marketing skills to find a tenant.

i know several new developmens where "no boards" is the rule, and generallly tenants/owners/estate agents simply take no notice whatsoever of this rule. What can they do to you if you continue to display a board ?

The estate management company will remove it and then bill you for doing so :o .

Shouldn't bother about it now - if the agents are 'funny', just point out that it's the way it is, so not a changeable situtaion.

& on the plus side, if you do have an active 'busybody', on the residents committe, or whatever, it'll certainly save you a lot of effort, if anything you were concerned about, cropped up.

Things like dealing with councils, parking, litter, building work, planning...sounds like this guy would LOVE to deal with it all!!

Vansboy you made me laugh. No this guy what my father would call a "nit wit". He is an architect who is incapable of getting building regulations for his own bathroom, works from home and has a cat when the lease forbids it but now that he is Company Secretary he is going to "rescue" the building from the previous bad managment (me) and cause as much friction and strife as possible. This is my 12th letter from him! But anyway I am convinced on the board I am going to e-mail the agent and tell them not to do it.
