    There is, in my experience, always a good reason why folks dont pay their rent. These people were/are friends. You have to talk to them to find out what this reason is, before shooting yourself in the foot by issueing Section notices. Sections have their place, of course they do, but, firstly find out why - that is sometimes quite hard to do. People often get into difficulties and are ashamed/paralysed/upset/frozen/depressed as to what ever it is, and find it almost impossible to discuss it - i have heard every reason on this planet for late rent, and nearly always, you can sit down and discuss it and find a way forward. Tenants are often terrified that they will be homeless, they dont know their own rights, and will hide from you as best they can for as long as they can. The business of property lettings is quite often a business where you find youself playing with peoples lives. Take a step back, and take a focussed professional view, and go and talk to them. You need to take the initiative here. Very best of luck

    Well, they told me that they would make the rent payment today rather than Friday, so I have tried calling and texting them to make sure - no response so far, so it doesn't look good!

    I know that they have an IVA - if I evict them, would this have an impact?

    If they make excuses on Tuesday, then ,more than likely, you will see no more rent and no deposit
