Delayed completion

Just a quick question to anyone who may know the answer: Am buying a new build and have exchanged contracts, all well and good. However, we would like to delay the completion date (already agreed) to have some flooring laid. Builder says we will be charged 'interest' as we are not completing as agreed.
Is this the case, or are they just trying it on??
Thanks for any help.................PBH.

Sorry not too helpful, but wan't to make a point.
New Builds. I looked at a couple of NBs, and they told me that flooring was not included. To me, this is like saying 'I will sell you a house, but we will not plaster or decorate the wall in the lounge'.
I know you can request carpets, but they will charge you way over the odds.
Anyway, rant over, back to your point. Does it need flooring throughout.
A decent carpet fitter could probably carpet the whole place in one day0 -
Thanks for the reply, don't want carpet downstairs but tiles. Don't want to move into a house with no flooring as you say!! Builders are being ****** awkward about it all.0

Book a tiler and a carpet fitter before you move in (preferably on day of completion)
Otherwise it will be a major pain once you have moved in all of your furniture.0 -
Can't you get the builder to allow your trades people a few days before completion takes place. You will probably have to get some form of undertaking signed by your solicitor.
If you fail to complete on the day stated in the contract the builder can charge interest, all depends how it worded in the contract.0 -
Unfortunately the Builder will not allow my mate in who is a part time Tiler before completion as he is not a 'professional' and does not have public liability insurance / indemnity insurance, despite us signing a disclaimer.
Looks like we'll have to move in and then let him work- but the mess!!
What a ******!! It seems they can charge interest then....0 -
Tell the builder to Shove IT!
There are so many properties out there.
Buy a property that's a few years older, save thousands0 -
Tassoti, to tell the builder to shove it is what I would love to do - but then will be sued I expect for 10% of asking price + costs.
They specifically waited until the last moment before coming up with this latest 'condition'. The whole sale has been one problem after another, with lots of hassle and pushy sales team. Thought we had everything sorted, then we're stil having problems.
Would love to name and shame them, but worried about legal ramifications, especially before completion.0 -
name & shame they sound like the cowboys who chucked this place up, not Durkan by any chance? Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind
This Ive come to know...
So if you agree have a drink with me, raise your glasses for a toast :beer:0 -
Name and Shame them. Would be helpful to other readers of this forum.
Seems like you have to go with it. But, believe me, once you've moved in and made the place yours, this horrible experience will be in the past.
Enjoy your new property and good luck

Sorry, have I missed something here. Why do we want to name & shame the builder? If the builder doesn't want to let some body into the property to do work on it, who doesn't have indemnity/liability insurance, then that is their choice.
If TBH's mate damages the property in some way, who is goin to put it right?0
