    Round here quite a few EA are saying levels are at around 2006 prices on the whole...

    Let us know how you get on - personally I think the offer is low but then I'm not currently buying or selling and if I was around where I live I certainly wouldn't get a place with that %age off! Try asking price right now and you might be lucky!!!

    I think they may accept the £120k if you were willing to go to that or even maybe £117k ish?? Who knows - depends on the agent too and how hard they push I think!

    My house sold for £87,000 in 2004, I paid 15% less than that in 2008. Have prices gone up a lot since August 2008? Maybe I got a bargain (or the person buying in 2004 got ripped off).
  • They will inevitably reject your first offer as its a sign of weakness on their part to accept the first offer unless you offered asking so no harm in going in low first. Let us know how you get on!

    Not necessarily. We offered less than asking price (2.8% less) as our first offer and we were willing to increase it. They initially said it "felt too low" but it was acepted. Wish we'd gone lower now! ;)

    If the same house went for £60,000 in 2000 then I'd say you've offered about the right amount for the current market. Every area started rising at different times though. Up here, they didn't really start rising until 2001.
