Just taking the first steps to putting a house on the market. Looking at agents' websites, most list houses at a certain price, others "offers over" and I've seen one where all houses for sale are "offers between x and y". Any experience of such strategies and advice will be appreciated.

What advice do you want? Do you want to pick one before you talk to any agents?0

Don't complicate things. Set a straightforward price.
'Offers over' *may* deter people who might otherwise have offered quite close to the figure, leaving you without the option to try and negotiate them upwards. Only of use when you really mean that you cannot go below that figure, because of negative equity or somesuch.
'Offers between X and Y' is totally confusing. Buyers think they might get it for the bottom figure, while the seller expects to get the top figure. Might as well put it on at the middle of the range, and let them offer/negotiate as they like.Act in haste, repent at leisure.

I always hate seeing price between x & y - always wonder why anyone would offer more than x!
Don't have much prob with offers over but think this is a good tactic if you've had to reduce your price ie. on for £250k, reduce to £240k put want offers over having reduced price.
Some round here say 'guide price' which always makes me think vendor open to a lot of haggling lol!
I personally just think sticking a price on and going from there is good...?
It's a bit of a minefield and I find some agents do it one way and others another as you say. Best to speak to them and make your decision maybe?0 -
"Offers over" as said is fine if you just cannot proceed otherwise but could put off a sale....e.g you put offers in excess of £350,000 and a cash buyer with £345,000 decides not to view as feels wasting their time. On the scheme of things £5,000 below is a good offer. Better still to try in this case a marketing price of £365,000.....personally i have ignored offers over and still bought for less....but not everyone will view it in the same light0

Set a price... I am also not too keen on offers over puts people off! Offers inbetween is a bit daft.. why wouldn't I offer the absolute minimum??
Also expect to be knocked down a little.. it will make the buyer at least feel like they have got a bargain!
Talk to some local agents they will help you decide.0
