Re-Negotiating Rent

I got my renewal notice for my flat today (23rd), and was wondring how i'd go about re-negotiating the rent, and if its worth the effort.
Basically, I need to give a months notice which will be the 6th December if i want to move out.. that gives me a week and a bit to sort anything out with regards to this place.
Basically, the rent is too high for me in my current situation, which is a shame, cos i do like the place.
The LL uses an agency, so i dont know if this would complicate matters at all, but if i do ask to re-negotiate, but the company drags their feet, and i dont get communication until after the 6th and i decline it.. where do i stand?
Im in a kind of limbo at the moment, and help would be gratefully received!

Once the tenancy agreement expires, it becomes a periodic tenancy - during which you can give a month's notice, but the landlord has to give two months. If your tenancy ends on 6 December, the landlord should already have served you notice. If he hasn't, he's missed the boat. If you can, contact the landlord direct and make him an offer - pointing out how good a tenant you've been (if you have!) and how much he'd save without having to get the agent as a middleman again - and use this as a bargaining tool to get the rent reduced.0

as SGE1 said you will go on to a period tenancy.
A little maths for you a 1 month void is roughly 8% of the annual rent (8*12=96) so if the property was vacant for a month after you move out the landlord would have lost 8% anyway so by giving you this discount he does not lose anything.
You could also say you are willing to commit to an other 6 / 12 months if they reduce the rent.

Aye, or just let the tenancy roll-on month-by-month until you find somewhere cheaper or the landlord gives you notice 2quit, then goes to court for possession, then gets the bailiffs in (probably 4-6 months timescale...)

Unless the LL is put off by you having the head of a rabbit and the body of a rabbit then the offer suggested by bobby-boy isn't a bad starting place. One thing I would add is know your market - how easy would it be for them to find another tenant, how easy (and convenient on a personal basis) would it be for you to find a new home? If they want to long-term rent then keeping the same long-term tenant should be attractive if you're a good tenant - the longer you're in one place the more emotionally invested in the place as your "home" you'll be and the more care you'll take of it, in theory.If you don't stand for something, you'll fall for anything0 -

Ok.. So as the LL hasnt given me 2 months notice (i.e contacted me on the 6th of november) the contract will go onto the periodic tenancy that SGE1 and bobbyboy mentioned by default.
One of my other money saving options is to get a flat/house with one of my workmates (makes sense really) but his contract isnt up until march, which is 2 more months... so that periodic tenancy sounds perfect if i can get away with it for 1 month.. then the LL gives my 2 months notice.. plenty of time to pack and move!
with reference to being a good tenant.. I've never had any complaints, and always paid my rent on time.
Although contacting the LL directly might be difficult is all, becaus from what i understand, the LL is a company, possibly the building firm....

To me that rather.. how can i put it... faceless? as in i wouldnt be talking to the person who makes the decisions, I'd be talking to a secretary, who will just tell me politely to Do One.
This is the first time ive rented, so its all new to me!
