House on the market - opinions please

DooozerGirl has hit the nail on the head. Now is traditionally the worst time to sell. The majority of people are now gearing up for christmas and don't want the hassle and stress of buying at this time or even selling till the new year. The house looks presentable but be careful not to over de-personalise as can appear soulless. As for the comments on the garden...if you don't want to spend much a few pot plants(shrubs) that you can take with you , will not break the bank. As for viewings..be careful for the sharks at this time of year and just enjoy christmas and wait for hopefully(never know with the state of this market) a flurry of viewings in the new year.0

To be fair, I think that the furniture in a house of that size is always going to feature quite heavily in the photos if items are quite large. I have to say though I've never found ML's photos that good when looking at potential properties for myself

Sort of agree about the kitchen table but can see you could fit one in so it's not an issue I'd worry about imo. Agree about bedroom 2 - if you can beg/borrow a single bed it might be worth doing so? I see you have a futon in there though.0 -
If you can wait sit on the price until after Christmas..
Although if you are anxious after two weeks I assume you want to sell pretty quickly? Nothing works better than dropping your price..(recently sold mine) but not after 2 weeks maybe leave it for 4-6 weeks.
The buyers are out there looking for the right house. I am one of them!! (Not in your area I'm afraid but the house looks nice!)0 -
I realise that my comment is not going to be helpful because I presume nothing can be done about that - but I really dislike the bathroom. Why is the toilet seat squashed between the bathtub and the sink? It is a really awakward layout - has it always been like that?
That would definitely put me off as a buyer instantly even if all other aspects were fine.0 -

It's been advertised for almost two weeks now and I've had no word about any interest. I'd appreciate it if anyone would take a look and see if there's anything that could be done better, worded differently, better photos etc.

Your house looks lovely, clean and well presented, however it seems a bit expensive compared to this in Barras Mews - the 2nd bedroom can have a double bed and it has a garage and driveway parking at £104,950 - my sister has one the same in Seaton Burn. I imagine looking at yours, you must have communal/allocated parking.

and this one - same estate as you and same house - but mid terraced
£99,950

I haven't lived in the area for years - but if I was looking for a house of that type - the one in Barras Mews would do it for me - a drive and a garage are a definite plus - for me anyway.0 -
In general, it looks clean and presentable however I agree with the others, maybe a bit of furniture re arranging would help....
If you could move the sofa elsewhere as the TV looks hemmed in and it does have the feel more of a through room the way it is....and a single bed or something in the second bedroom will help....I also feel like the others that the pictures aren't showing the house to the best advantage. I would take it from the front door area rather than having the front door in the picture and the bathroom picture i think makes it look squished in..and yes the second bedroom picture does seem to focus on the chair....

Starting to think we've scared off the OP with all our comments!!0

i think its nice, its a starter home, people know that they are smaller than normal, a lot of bathrooms are laid out that way
i would have said put a single bed in the second bedroom
is the place name spelt right? seghill, or sedgehill??0 -
It's Seghill....0

Looks fine to me. I wouldn't bother changing anything, just check that the price is realistic.Happy chappy0
