In order to be on the LLs register if there is a mortgage in place the LL has to provide that proof to the register.
When you are starting a tenancy- that registration number would be on the Agreement.
The TDS will also require this number.
Therefore LLs without consent cannot let. There is no additional risk to lenders, apart from void. The tenant will be able to see the entrants name on the register, thier address in the UK for serving notices etc.:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

Lenders like the current situation. They can tell a landlord that they will turn a blind eye to renting but won't give permission in writing. That way they maximise the chance of the landlord being able to pay the mortgage, but should the landlord fall into arrears they can deny consent, repossess and evict.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Yeah, but if Scotland was that great on LL & T issues Artful wouldn't your lot have got the tenancy deposit schemes up and running by now?.
The legislation is in place yet they sit on their hands (presumably to keep them warm because its so cold north of the border);)0
