tenant trouble

I'm having some trouble contacting my tenants to arrange a time for a builder to come around and do some minor repairs on the property. I had a builder go round initally (had agreed a time with the tenants beforehand verbally) and they didn't open the door despite them saying they would be home at that time! :mad:
Since then I've phoned them 4x and left messages - no answer as yet. The tenants were the ones who intially brought these maintenance issues to my attention first and now it seems they don't care. I've decided to write a letter stating i've tried to contact them and if they want the repairs done to contact me asap. Does anyone have any other suggestions?
