Solicitors fees?

I've had a quote for the solicitors fees on a house I'm buying, are they comparable to what other solicitors would charge, not online ones.

House price = £109,750

Legal fees = £395 vat £59.25
Transfer of purchase monies = £30 vat £4.50
Environmental search = £43
Official searches = £8
Land Transaction Form = £57.50
Land Reg. fee = £200

Total = £795.25

    I'm a solicitor at a high street firm in Cheshire. This is a little under our standard pricing. Just double check with them that no local search is needed (there is normally one in the HIP but it is often a "personal search" which may or may not be accepted by your lender) as this will be approx another £150 depending on your area.

    Seems very reasonable to me. Those are the solicitor fees. The rest are your fees to pay, that the solicitor conveniently sorts out/pays along the way for you as and when they're required, to make it happen smoother

    All those look OK to me, except the Land Reg fee that I have no idea about unless I google it ... so I'll leave that for others to comment on.

    There might be further, unexplected, fees along the way, which you should budget for. Things the solicitor uncovers. If these occur it's not his fault, you'd have encountered them if you'd done your own conveyancing.

    These could be anything from additional surveys/searches to dealing with odd lease items that weren't expected to occur.

    If there are extras, it wouldn't be more than £30-50 or so for unusual surveys (e.g. radon, mining search, mundic survey, etc).

    Just budget for a round £1000 to be 100% safe.
