    The point is that the lender has to agree to repossess the property; if he has no interest in doing so there is little you can do to persuade him.

    There is someone with the cash ready to buy but the occupants just wont accept his low offer and he wont go any higher.

    If the occupants surrender the property then they will be accepting the low offer! Once they had the keys back to the lender (and the lender accepts them), they have no say in what offer the lender accepts. Whereas the lender has a duty to maximise the price, a court will see clearly that a low offer with a quick completion saves the accumulation of interest on the loan whilst waiting for a potential, and no means guaranteed, higher offer. A bird in the hand...

    You can't repossess a property and not own it and you can't sell a property you don't own.

    If the lender doesn't want to take the matter to court - you have to wonder why not - then he can't just force the current owner to sell to anyone he chooses for any price he fancies.
    Opinion, advice and information are different things. Don't be surprised if you receive all 3 in response. :D
